Corpus Christi Housing Choice Voucher program (typically referred to as “Section 8”) provides housing assistance payments on behalf of qualified renters .This HCV program provides direct cash subsidies to landlords of rental properties in exchange for a promise to rent to people with low incomes and a promise to meet Housing Quality Standards which will be certified by Corpus Christi Housing inspectors. Area landlords benefit from this program by having a reliable pool of tenants and assurance that Housing Assistance Payments (HAP) will be paid on time every month. What are my responsibilities as an Owner?

  1. Pre-screening to decide if the family is suitable for tenancy of the unit
  2. Performing all of the owner’s obligations under the HAP contract and the lease
  3. Performing all management and rental functions for the assisted unit
  4. Maintaining the unit in accordance with HQS, including performance of ordinary and extraordinary maintenance
  5. Complying with equal opportunity requirements
  6. Preparing and furnishing to the HA information required under the HAP contract
  7. Collecting payment from the family: security deposit, tenant rent, other tenant charges for damages to the unit
  8. Enforcing tenant obligation under the lease
  9. Paying for utilities and services (unless paid by the family under the lease)
